Healthy Neighborhoods, Inc. (HNI) is a non-profit corporation formed to help strong, but undervalued, neighborhoods increase home values, market their communities, create high standards of property improvement, and forge strong connections among neighbors.Healthy Neighborhoods has been most impactful in Baltimore's middle neighborhoods. These are neighborhoods with greater than 50% homeownership, no more than 5% vacant houses, and active and engaged community leadership that supports strategies of home improvement and purchases.HNI began as a pilot program of the Baltimore Community Foundation in 2000. It was organized as a non-profit corporation in 2004 and is active in 46 Baltimore neighborhoods. The organization has raised and invested more than million in Baltimore neighborhoods. Housing experts around the nation have recognized HNI's philosophy, strategies and programs as unique and forward thinking.HNI programs include the Healthy Neighborhoods Loan Pool. Lenders that participate in the Loan Pool include M&T, BB&T, CFG Community Bank, First National Bank, Madison Bank of Maryland, Madison Square FSB, PNC, St. Casimir's Savings Bank, Columbia Bank and United Bank. M&T is the primary originator of the pool loans. M&T Mortgage Department manages the loan pool. Guarantors of the Loan Pool include The Abell Foundation, The Annie E. Casey Foundation, Goldseker Foundation, and Maryland Housing Fund - Maryland Department of Housing and Community Development.
